Riverstone, a 2,800-acre community planned for 5,000 single-family homes and 16,000 residents, is Fort Bend County’s new luxury community.
Designed as a mixed-use master planned community with single-family homes, townhomes, and patio homes priced from the $200,000 to over $3 million, Riverstone
Will include over 250 acres of lakes and 500 acres devoted to open space, parklands, and recreational facilities. Over 24 miles of pedestrian walkways and trails will connect 74 different planned neighborhoods. More than half of the community is wooded with large pecan trees and hardwoods.
Phase One, at Highway 6 and University Boulevard (Murphy Road/FM 1092), includes five sections: teo 70-foot by 120-foot programs with homes by Ashton Woods and two 80-foot by 130-foot programs with homes by Emerald Homes and Trendmaker homes;
And a 90-foot by 140-foot program with custom homes by Bayou Bend Homes, Sterling Classics, Steve Fuqua Homes, and Westport Homes. The custome homes, many on lakefront homesites, are built within a gated enclave featuring private streets.
Riverstone include two miles of frontage along the Brazos River and over 50 acres of commercial frontage on Highway 6, with additional commercial tracts on University Boulevard and Riverstone Boulevard.
University Boulevard will be one of the community’s major thoroughfares. When complete it will be a connecting route between Highway 59 South and Highway 6. The
University of Houston has opened its satellite campus at U.S. 59 South and University Boulevard.
Phase One of Riverstone is served by Fort Bend Independent School District’s Austin Parkway Elementary, Quail Valley Middle School, and Elkins High School. Quail Valley Middle School received a “Recognized” rating, and Austin Parkway and Elkins were rated “Exemplary” by the Texas Education Association in 2002. Fort Bend ISD plans to build two elementary schools within the community.
